I like this theory. There is at least the hum. James probably heard it, walked around, felt the creepy, and then left so he could hurry to meet Renee and get beat up by Chuck etc.
I too thought at first that, with the (apparently) confused timelines, the boiler room scene could happen later than the Roadhouse scene. It doesn't work, though, because otherwise James would be already aware of Freddie's superpowers during the conversation at the Great Northern.
Also, James is now in jail, and I have a feeling that the 3 final episodes won't cover more than 24 hours. Even if James is let out early, I can't see him visiting the boiler room twice (I believe he told Freddie he was going to investigate there, right?) Maybe we'll get a flashback of James opening the door and finding the Evolution of Harry Truman into a vintage Twin Peaks High School jacket.
I wonder if we ever gonna get back to that furnace room.
