I'm not sure what you mean by "only one capable of this"? After not allowing Bob inside her, Bob proceeded to kill Maddy and contributed to who knows how much death and destruction while with Mr. C.
I think Laura and Maddy could simply have been human beings that looked exactly like the spirit force the Fireman created to counter Bob.
DL and MF had tremendous ability to do some "revisionist history" and introducing the gold globe with Laura's face opened an infinite number of possibilities for how we will be reintroduced to "Laura".

Laura is one of my favourite TP characters (there are so many to choose from!). During these dry TP-less decades I practically learned her diary by heart, having no tapes. Only recently I watched FWWM and my admiration just grew.
My wish (I don't dare to call it a theory) is to see Cooper, in whatever form, "finding" grown-up Sheryl Lee as Ghost Laura, giving her a chance to reunite with the good part of Leland and depart with him (Leland) to the White Lodge. Maybe even re-humanizing Sarah in the process. The Little Girl dispelling the Mother, with the help of love. I'm not being sappy, it's obvious that the theme of love is still very strong in this show, see the Nadine-Ed-Norma scene.
I'm already cushioning myself for the inevitable crushing of my hopes.

technically: both Lee and Wise won't be going home with only a tiny scene. Every old cast member had a great/big scene. they will too (at minimum).

If the human Laura was "the One", maybe her intended purpose was to allow Bob inside her and then dominate/control/destroy him rather than allowing him to continue tormenting young women. Keeping in mind that it was Mike - not the Giant/Fireman - that gave her the ring.
I am unsure how the Laura Palmer we've seen can be "the One".

Dunno about that. Leland also said that, as a child, he invited or allowed Bob to enter him. That suggested some free will was involved with Bob entering Leland. Leland also seemed to suggest that Bob wasn't always with him - I interpreted that to mean that Bob could come and go. Mr. C's comment about Bob still being with him suggests the same.

I think Laura will be Laura played by Sheryl Lee when she finally appears. I don't think she's already around and inhabiting one of the other characters we've seen.
Agreed. Laura is lost in the Other Place, perhaps held in the same prison Phillip Jeffries is in. This might explain why it looks like the motel.
