In this oryginal meeting, grandson mask only mean same as Leland, is not himself, but is posessed. So monkey isn't really what we see. But it is really any suprise ? Anyone thought monkey is just a monkey ?
I disagree with the OP's theory about the jumping man working with Jeffries against Cooper.
We only ever see the jumping man in the convenience store, which is a gateway between dimensions/worlds/lodges. A midway point. The travelling between the two locations is controlled by the electricians.
My personal viewpoint is that the jumping man facilitates the "jump" between dimensions. Hence why we see him run down the stairs as Cooper goes up them (he's facilitating the "jump")

This could be. He is the Jumping Man. he could have no other real significance. Just a function. He jumps and people can go upstairs. Plus he's freaky. A twofer.
