1 - The tulpa Diane is gone but nobody knows where the real one is, if there still is one. Ideas include: She's somehow in Naido or Candie, or both, or she's in Coop's dictation machine.
2 - Richard was real, and was Coop's son. Now toast. Very well done toast.
3 - Nobody knows yet. May still not know at the end.
4 - Again, nobody knows. My guess is everything we've seen is as real as it gets, including all the strange bits. Imagine an all encompassing Reality which includes us, our universe, the lodges and the woodsmen with their convenience store, the Fireman, Senorita Dido, plus all the other stuff. All real but not necessarily looking exactly how we see it, due to our limited senses.

I think what Sam's remark gets at is that we may as well presume all of what we see to be equally "real." It's not at all clear that the show's seeming invitation to the audience to puzzle over this is, in fact, essential to understanding it. Indeed, I fully expect little will come in the way of clarification.
The theories will proliferate, no doubt, and different viewers will gravitate toward different theories. But most such theories presume that a) they might yet be confirmed as"true"; and, b) a systematic explanation of the events depicted in The Return is, in fact, possible.
I think we're now in an interpretive space where the range of interpretive possibilities is richer than the frame of "reality vs. non-reality" accommodates.
I think the Roadhouse scenes are real. The Audrey we see with Charlie is a Tulpa. The real Audrey is in an institution or hospital somewhere.
Judy is Sarah Palmer and the girl in 1956 is Judy based on The Wizard of Oz reference with the girl going to sleep in black and white. The Moth bug is inside Judy/Sarah Palmer as she is the Moth er of Laura Palmer.
Candie is Linda and the daughter of Diane and Mr. C.
To me these seem the most viable explanations for all that we have seen in this series of Twin Peaks.
Diane was Dale Cooper's (unseen) assistant in Twin Peaks (1990-91) and Fire Walk with Me (1992.) The Diane played by Laura Dern was a replica of this character, created by Mr C, Dale Cooper's doppelganger. To paraphrase Tammy Preston: Tulpas are real.
Richard is the son of Audrey Horne and Mr C. He may not be completely gone. As he is being electrocuted on top of the Rock, he disappears from the feet up. His head is the last to go, rather like the Woodsman in the jail cell in part 2. Richard may now be a young Woodsman.
Audrey may well be in a Mental Institution and Tina, Megan's mother, may very well be her attendant. The real Charlie, assuming there is one, may be Audrey's Psychiatrist.
Most everything you see is as real as it gets.
I believe the Secret History debunked that the girl in Ep 8 was Sara.
Im guessing, that girl became the one that Cole and Jefferies found two of, one dead and one alive,
But of anything, Lynch is a master of blending truth and misdirection so anything is up for grabs, and no one can be sure what "is"
