When Sarah is talking to Hawk on the porch. watch her eyes. She is talking to SOMETHING/SOMEONE on the porch behind Hawk to his right..
I'm shocked I haven't heard this discussed yet. Now that I've seen it, when I rewatch that scene it's blatantly obvious, now listen to her inflection. I might be guessing about all the other theories, but this one is so very true, watch it again - starts at 14:53 mark.
"I just don't know what came over me" Sarah said sarcastically to the spirit on her porch that was bothering her in the grocery store.
Hawk offers his help, help of any kind and Sarah gives the spirit a sideways look like "uh huh. Ya hear that! He can help me so don't mess with me".
Then "Thanks Hawk" is in her normal voice and directed back at him.

I think there's some serious traffic in that house for sure!
After listening to the sound intently with headphones several times it sounds exactly like an old refrigerator with glass bottles in it being jostled or shifted.
It's not just bottles clanking, it's also got that low rumble of maneuvering an old fridge.
It sounds like an animal or person is chained to (or locked inside?) the refrigerator and struggling to get free.
Or maybe there's just a giant pile of empty Smirnoff bottles that avalanches every once in a while, who knows. I just hope we find out what it was.

An infinite amount of vodka will make any given llama knit the complete works of Shakespeare... no, I mean, knitting needles, when dipped in vodka, will make an infinite amount of llamas...no, a llama in a vodka bottle can be rescued with the aid of a knitting needle...

Another thought on the ceiling fan. that fan was in Laura's room. why would sarah have the fan on in a room she undoubtedly doesnt go into?

The stairwell that Gordon saw isn't the Palmer staircase. (The handrails/setup of the stairs is totally different) Probably Gordon was instead seeing the woodsman on the staircase to whatever is "above the convenience store".
Also, you can make out the flower wallpaper that was in the photo Laura hung in her room in FWWM that was actually the door leading to the "room full of lodge residents".
